Instead, I suggest easy, affordable ways to spiff up your home for selling. New paint? Easy enough. New carpet? Perhaps. But it also might be able to clean up nicely with a good shampooing. If a home calls for it, I’ll hire professionals to assist with staging, decluttering (if needed or neccessary), and organizing. Prior to your home going on the market:

  • Measure each room for accuracy.
  • Provide staging advice if necessary.
  • Schedule professional pictures and virtual tour.
  • Start pre-marketing online with my sphere of Realtor contacts, past clients, friends, family, etc…
  • Tour all comps located in the vicinity of your home to ensure accurate pricing and to be aware of our competition.
  • Schedule sign installation.

On the first day the home is listed on the market:

  • Install lockbox.
  • Schedule brokers open.
  • Schedule open house.
  • Email blast to every Realtor in Portland Metro featuring interactive flyer of the home.
  • Contact local employers, email them a flyer for their community bulletin board/forums.
  • Post ads on the following websites: Facebook, Pinterest, Zillow, FrontDoor, Oodle, Military.com, BackPage.com, ByOwnerMLS, Vast, Yahoo!, RentBits, Walkscore, RentJungle, Campus Avenue, Rentenna, AOL Real Estate, Zumper, MapLiv, HotPads, Trovit, Geebo, Enormo, Yakaz, RentMatch, Trulia, LiveLovely.

While the home is active on the market:

  • Follow up with each agent that shows the house and get feedback concerning pricing, the condition of the home, etc…
  • Send seller a report of showings and feedback from agents.
  • Provide 24/7 marketing – a buyer shouldn’t have to wait until an open house to see your house. Each of my listings has excellent photos and in some cases a virtual tour to help the buyer fall in love with the home before they ever see it in person.
  • Repost ads when/if they expire online (if the house is even on the market that long, not likely!)
  • Respond to any emails, texts, or phone calls from you or anyone else regarding your home within two hours (except for between the hours of 10pm and 7am).
  • Hold broker’s open and open houses with refreshments and fresh flowers that I provide.

When an offer(s) is received:

  • Call you to let you know we’ve received an offer and immediately email to you for your review. If multiple offers are received I will conduct a beautiful symphony of negotiations to get the best possible offer for you and leverage the other offers against each other. It’s so fun!
  • Discuss and advise potential counter offer.
  • Negotiate with buyer’s agent. Find out the motivation of the buyer, research any contingencies.
  • If a buyer comes to me directly I will represent the buyer and seller with the utmost highest integrity and ethics, making sure it is a win/win scenario for all parties. If the seller prefers the buyer has their own agent, I have a co-broker that can assist.
  • Speak with buyer’s lender and verify that the buyer is indeed pre-qualified for loan amount.

While in escrow:

  • Make sure there is clear communication between sellers, title and escrow, lender and all parties involved in transaction.
  • Make sure everyone understands the timelines for earnest money deposit, inspection period, etc…
  • Effectively negotiate the inspection period, potential addendums and/or requested repairs. If there are any bids to be obtained by licensed professionals I assist in coordinating appointments and can provide trusted referrals should they be requested.
  • Stay in close contact with the buyer’s lender to ensure that we close on time.

On the closing date:

  • Schedule the sign to be removed.
  • Remove the lockbox.
  • Deliver keys to the new buyer once the title company lets me know that the transaction is funded and recorded.
